breakdown: what i would change so an investor understands what they invest in

goro mountain resort is a resort by okko group in the carpathians that people are invited to invest in. i broke down their site in a reel: what stops a person coming from an ad from becoming an investor and how i would fix it.

what's wrong and what i suggest

01

the first screen doesn't answer questions

right now it says «the largest recreation project of the lviv carpathians». largest sounds great, but what does it give an investor? «recreation» is a word from paperwork, and «lviv carpathians» is an unnecessary detail at this stage. a person from an ad, let alone a foreigner, gets more questions than answers.

as it is now
02

a headline that sells the model

i suggest «an all-season mountain resort in the carpathians with an international investment model and three sources of return» and a «learn about the model» button. all-season instantly feels stable, «a mountain resort in the carpathians» is clear even to a foreigner, and the model with three sources of return sparks interest.

what i suggest
03

two audiences

the site gets people who have already heard of the resort and people hearing about it for the first time. for the second group, before the financial model, i would show numbers, location and the all-season angle: this section answers the main question, why the resort will be full.

04

a trump card buried in text

goro has an investment protection programme: if hotel occupancy drops below 25%, the investor gets compensation. right now it sits on another site under a ton of text. i would put it right after the investment model.

05

logic first, choice second

right now the site asks you to invest twice before you understand the logic. the investment options, hotel rooms and parking spaces, i would show only after the model and lead to an interactive plan.

06

settle the remaining doubts

for those who want to be sure: construction progress, who builds, who invests and who manages. and definitely a faq, because right now it's unclear at what occupancy the 9% annual return is calculated, and from what amount and over what period the 14% from secondary capitalisation accrues.

note

this is a breakdown of someone else's site: i haven't worked with goro. the full breakdown is in my reel ↗
