an investor buys a model
according to an olx real estate survey, in 2025 22% of ukrainians consider buying property as an investment. these people don't need «atmosphere», they need answers: how much do i earn, who runs it, what happens if the hotel isn't full.
what the site needs
- first screen: what it is, where and the income model in one sentence.
- the management company: who runs the hotel and what experience they have.
- how income is shared: a transparent scheme with no small print.
- yield with an explanation: from what amount, at what occupancy, over what period.
- investment protection: guarantees, compensation, the contract.
- rooms and prices: an interactive plan.
- construction progress and documents.
- faq and a request for a yield calculation.
example: a resort selling rooms
in my breakdown of the goro mountain resort site i showed how the investment protection programme (compensation if occupancy drops below 25%) sat on another site under a ton of text, although it's one of the strongest arguments for an investor. and how a yield percentage with no explanation of what it's calculated from raises more questions than trust.
breakdown: what i would change so an investor understands what they invest intwo audiences, one site
the site gets both people who have already heard of the project and people hearing about it for the first time. the second group first needs to see the product and why it will be full, and only then the financial model. the first group can go straight to the calculation.

what matters most on an aparthotel website for investors?
the income model, the management company, a transparent yield calculation with its conditions, investment protection, rooms with prices, construction progress and documents.
can one site sell rooms to investors and take bookings from guests?
it can, but the investor needs a separate path: their own first screen and order of blocks, because their questions differ from a guest's.
