social media gets attention: videos, construction progress, the team's faces. but a person deciding to buy an apartment or cottage wants to check the details: floor plans, prices, documents, location. in an instagram feed this is scattered across dozens of posts and stories.

according to dim, a buyer in 2025 has at least 13 touchpoints with a project and researches it online first, including on the website. the decision takes 67 days on average. the site is where people come back to check everything and finally leave a request.

when social media is enough

in these cases a good site most likely won't pay off. better invest in content and sales.

when going without a site costs you money

the combination works best

social media and ads bring people in, the site answers questions and collects requests together with their source. the key is that the ads and the site say the same thing: the same offer, the same prices, the same advantages.

faq

does a developer need a website if they have instagram?

if there are several properties and ads bring traffic all the time, yes: a site gathers all the information in one place, answers questions and saves requests with their source. if you sell 1–2 houses, social media and an agency are often enough.

what's better for residential complex ads: sending people to the site or to direct messages?

for people who need to check floor plans, prices and documents, the site is better; direct messages work well for quick questions. ideally you have both and they say the same thing.
