the mobile version of a residential complex website: why it needs its own design, not a «squeezed» desktop

social media ads are watched on phones, so most people come to the site from a phone too. yet the mobile version is often done last: squeeze the desktop and that's it. here's why that loses requests and what to do about it.

the numbers

according to a nar report (usa, 2025), 70% of home buyers use a phone or tablet during their search. according to google, 53% of mobile site visitors leave if a page takes longer than three seconds to load.

the first screen on a phone

a phone has a third of the space, so the first screen should drop everything but the essentials: what it is, where and from what price, plus one action. a long slogan and three buttons turn into a mess on a phone.

speed

heavy renders and videos load slowly on mobile internet. they need to be compressed, loaded when the person scrolls to them, and replaced with a light placeholder while a video loads. i do this on every site, including my own.

a separate layout, not a squeezed desktop

in every project i make the mobile version a separate, thought-through layout: a different order for some blocks, different sizes, different navigation. in the mono case, for example, the mobile version is shown separately, because that's where people from ads arrive.

open your site on a phone with mobile internet. if it's slow or awkward, write to me, i'll take a look.

faq

why is the mobile version of a residential complex website so important?

because most people come from social media ads on a phone: according to nar, 70% of buyers use mobile during their search, and according to google, 53% leave if a page takes longer than 3 seconds to load.

is a responsive site the same as a mobile version?

responsive design only adjusts sizes. a thought-through mobile version changes the order of blocks, navigation and sizes for a finger and a small screen.
